Can You Sand an Engineered Wood Floor?

The wear layer explained

Engineered wood flooring is everywhere in modern homes, and it is one of the most common things people ask us about. The short answer is that many engineered floors can be sanded, often more than once. But it all depends on the construction of the boards.

What is inside an engineered board

Each engineered board is a sandwich: a real hardwood wear layer on top, glued to a more stable base underneath. That stable core is what makes engineered boards a good choice for underfloor heating and larger rooms. Sanding only ever touches the wear layer, so its depth is the key measurement.

The magic number

As a rule of thumb, a wear layer of 3 mm or more can usually be sanded. Professional sanding removes very little timber, so thicker wear layers allow multiple restorations over the years. Below about 2 mm, the margin for error becomes very small.

  • 3 mm+: normally sandable, sometimes several times.

  • 2–3 mm: borderline, needs careful assessment.

  • Under 2 mm: sanding is risky; a screen and re-coat is often safer.

  • Veneer or laminate: cannot be sanded at all.

How to check your floor

The easiest way is to look at an exposed edge. Lift a floor vent, remove a threshold strip or look at the edge by a door or stair nosing, and you may be able to see the layers in cross-section. Old receipts, spare boards or the product box usually list the wear layer in millimetres.

It is also worth knowing whether the floor has been sanded before. A floor that was sanded by a previous owner may have less timber left than the specification suggests. That is why we always check on site rather than relying on the label alone.

Bevelled edges and textured surfaces

Bevels around the edge of each board stay in place after sanding and may need extra attention to look even. Textured finishes such as brushed or hand-scraped boards lose their texture when sanded flat. Factory UV oils and some aluminium oxide lacquers are very hard and take longer to remove.

What we check during the survey

There is more to a survey than measuring one board. We check whether the floor is glued, nailed or floating, and look for loose boards, lifting edges or hollow-sounding areas. Floating floors can flex under a sanding machine, so they need a careful approach and sometimes lighter equipment. We also check the current finish, because some factory coatings need a different abrasive strategy.

Moisture is another consideration. Engineered floors laid over concrete, in kitchens or near outside doors can sometimes show signs of damp, such as cupping or dark edges. Any damp issue must be resolved first, or the same problem will reappear after the work is done.

Planning for the future

A careful sand usually takes off only a fraction of a millimetre. That means a 4 mm wear layer might be sanded two or three times over its life, and a 6 mm layer even more. Regular maintenance between sands makes a big difference, because a floor that is re-oiled or re-coated before it is badly worn needs much lighter sanding when the time comes.

Key points to remember

  • Only the real wood wear layer on top of an engineered board can be sanded, never the core.

  • Boards with 3 mm or more of real wood on top can normally be sanded and refinished safely.

  • Previous sanding may have reduced the wear layer, so it should always be measured on site.

  • Textured and brushed surfaces are flattened by sanding, making a re-coat the better choice for some floors.

  • Even when sanding is not possible, a clean and fresh topcoat can bring a thin floor back to life.

Other ways to refresh the floor

When the wear layer is thin but the floor is only surface-worn, a deep clean, light abrade and fresh coat of finish can transform it. It protects what wear layer remains while restoring colour and protection. Oiled engineered boards often respond beautifully to a simple maintenance oil.

Can't tell how thick your wear layer is? As part of our floor sanding service across Kingston, the wear layer is measured during the free survey before we recommend anything. For thinner floors, our re-coating service offers a safer way to bring the floor back.
