Floorboards Restoration
Period floorboards restored with dust-free sanding, gap filling and natural finishes.
Under many carpets in Kingston lies a floor waiting to be rediscovered. Victorian and Edwardian pine boards have a warmth and grain that new flooring rarely matches, and with the right care they can look superb again.
Restoring floorboards is one of the most popular parts of our floor sanding work. We combine repairs, dust-free sanding and finishes that suit period properties. Our guide to restoring Victorian floorboards covers the process in depth.
Making the boards sound
Over a century of use, boards get cut for pipes and cables, split or loosened. We replace damaged boards with matched reclaimed pine as part of our floorboards repairs. Loose boards are re-fixed to stop creaks.
Our process
Nails punched below the surface and old carpet gripper removed
Repairs with matched reclaimed pine
Dust-free sanding back to fresh timber
Gaps filled where needed
Two or three coats of oil, lacquer or stain
Gaps between boards
Gaps between old boards are common and can cause draughts. We can close them with gap filling using pine slivers or resin. Please note that floors move with the seasons, so gap filling sits outside our guarantee.
Why restore rather than replace?
Keeping the original floor preserves the character of a period property. Restoration is also usually much cheaper than replacing the floor, and far less disruptive. Slow-grown period pine is often harder wearing than new boards. Original floors are a popular feature with buyers.
We regularly restore boards in Victorian terraces, Edwardian semis and converted flats across Kingston. A typical room takes one to two days and you can stay at home throughout.
Finishes for period floors
Pine looks lovely with a clear oil, or can be darkened with wood floor staining for a more traditional look. Your sanding and finishing is covered by our 3-month service guarantee. See before-and-after examples in our projects.

Questions about floorboards restoration
Will filled gaps stay closed?
Gap filling is excluded from our service guarantee. Wooden floors expand and shrink with the seasons and with movement in the building, which can open small cracks in the filler. We use the most suitable method for your floor to keep this to a minimum.
What is the best way to fill floorboard gaps?
We fill narrow gaps with a resin and wood-dust mix that matches the boards. Larger gaps are best filled with tapered pine slivers, glued and planed flush. Our gap filling guide compares the two.
Do you offer floor staining?
We do. After sanding we apply test patches on your timber so you can see how each shade looks in your light before we commit. Find out more about wood floor staining.
Should I oil or lacquer my floor?
Hardwax oil gives a natural, matt look and can be refreshed in patches. Lacquer forms a tougher surface layer that copes well with spills and busy households. We recommend the right one at the survey — or read our guide to oil and lacquer.
Does gap filling make a room warmer?
It usually makes a real difference. Gaps between floorboards let draughts rise from under the floor. Filling them makes rooms cosier and helps keep dust out.
Why do you test stain colours on my floor?
Every timber takes stain differently. Sample cards are only a rough guide, so testing on the sanded floor is the only reliable way to choose.
What our customers say
Very good parquet restoration
“The parquet in our dining room had several loose blocks and lots of bitumen. The result is excellent. The job ran over by a day because of extra repairs, but they talked us through it and kept the price fair.”
Coombe
Decking looks much better
“The deck looks warm and rich again. We had to rebook once because of rain, which is understandable, and they were flexible about the new date. Would use again.”
Surbiton
Great with our dogs around
“With two dogs, we needed a tough finish. They recommended a hard-wearing lacquer and it has held up brilliantly so far.”
