Floor Sanding Services
Dust-free floor sanding and refinishing for every kind of wooden floor in Kingston — from period floorboards to modern engineered oak.
A well-sanded wooden floor is one of the best improvements you can make to a home. Our Kingston team takes floors that are scratched, stained, grey or patchy back to clean, flat timber, then protect them with a finish chosen for the way you live.
Every job starts with a free survey and a fixed written quote, so you know exactly what is involved before any work begins. Extraction on every machine captures around 99% of dust at source, so your home stays clean while we work.
Our floor sanding services
No two floors are the same, so we offer a range of specialist services. Most projects combine two or three of these:
Parquet floor sanding — careful sanding that respects the pattern of herringbone and block floors.
Solid wood floor restoration — deep scratches and old finishes removed from oak, maple and other hardwoods.
Original floorboard restoration — period pine boards cleaned up, repaired and sanded.
Gap filling between boards — resin filler or reclaimed pine slivers to cut draughts.
Floor staining — from soft natural tones to deep walnut and grey.
Stairs stripping and restoration — old paint stripped and timber stairs refinished.
Decking restoration — grey, slippery decking cleaned, sanded and oiled.
What happens on the day
We start by protecting your home: we sheet up doorways and protect skirting and furniture, protruding nails are punched down and loose boards fixed. Damaged sections are put right before sanding with our wood floor repairs service, using matched or reclaimed timber.
We then sand in several passes, moving from coarse to fine abrasives, taking off old coatings and flattening cupped or uneven boards. Edges and corners are worked by hand-held edgers so the whole floor matches.
Oil, lacquer or stain?
Hardwax oil gives a natural, matt look and is easy to touch up, while lacquer creates a hard-wearing surface that shrugs off spills and heavy traffic. Our article on oil versus lacquer covers the differences in more detail. All our finishes are low-VOC and safe for families and pets.
Homes, schools and public buildings
Most of our work is in family homes across Kingston, and we regularly work in schools, churches and community halls. Larger buildings are covered by our public spaces service, planned around term times and events.
After we finish
Light foot traffic is fine after a few hours; furniture can go back after 24–48 hours and rugs after around a week. We leave written care instructions, and oiled floors benefit from occasional re-oiling and aftercare.
What makes our work different
You deal with the same skilled team from survey to final coat. You get straight answers, realistic timings and a recommendation based on your floor, not on what is easiest for us. We are fully insured with £5m public liability cover after more than a decade of sanding and finishing floors.

A few simple steps beforehand, such as clearing small items and planning access, help everything run smoothly.

Common questions
How many days will my floor take?
A typical room takes one to two days including finishing. Larger areas, repairs or stains add time — your quote includes a clear timeline.
Will sanding make a mess?
Our machines capture around 99% of dust at source, so there is very little to clean afterwards.
Can my floor be sanded?
Solid wood, parquet and floorboards almost always can; engineered boards need a wear layer of about 3 mm or more. We confirm this during the free survey.
Can I stay at home during sanding?
No — we work room by room and most customers stay at home throughout. Water-based finishes have very little odour.

Questions about Floor Sanding
How should I prepare the room?
Empty the room where possible and take down curtains that reach the floor. If you need help with heavy pieces, let us know when booking. Our guide to preparing your home has more tips.
How are your prices worked out?
Prices depend on the floor area, condition, repairs needed and the finish you choose. Our price list shows typical starting prices, and the free survey gives you a fixed written quote.
Are your oils and lacquers pet-friendly?
Yes. We use low-VOC oils and water-based lacquers that are safe for families and pets once cured. Keep pets off the floor for the first 24 hours, and trim claws to help the finish last.
What cleaner should I use on my wooden floor?
Vacuum or sweep regularly and mop with a damp, well-wrung mop and a pH-neutral wood soap. Avoid steam mops and harsh cleaners. Read our care guide for a simple routine.
Can you quote from photos?
Often, yes. Photos of the floor plus rough measurements let us give a guide price quickly. We confirm it with a short visit before work starts, so the final quote is fixed.
Do you need electricity and water?
A normal plug socket and parking close by is all we need. Our machines run on domestic power, and we bring all tools, materials and dust sheets.
What our customers say
Very good parquet restoration
“The parquet in our dining room had several loose blocks and lots of bitumen. The result is excellent. The job ran over by a day because of extra repairs, but they talked us through it and kept the price fair.”
Coombe
Decking looks much better
“The deck looks warm and rich again. We had to rebook once because of rain, which is understandable, and they were flexible about the new date. Would use again.”
Surbiton
Great with our dogs around
“With two dogs, we needed a tough finish. They recommended a hard-wearing lacquer and it has held up brilliantly so far.”
